Wholesale Closing Procedures

(TPO, WS, WD & TF)

Upon receipt of the “Clear-to-Close”, you may schedule the closing by e-mailing scheduling@afrwholesale.com.

Note: Once Loan is CTC you will receive an email from the Underwriter stating you loan is cleared for closing and may be scheduled by sending an e-mail to scheduling@afrwholesale.com. Please be sure to include the loan number and last name of the family in the subject line of the e-mail. Upon receipt, AFR will review the requested date and time and respond with a confirmation or advice on availability shortly.

Once the loan is assigned to a Wholesale Scheduler, an e-mail will be sent out to you and the Account Executive with the assigned AFR Closer’s contact information and a confirmation of the scheduled date of closing/signing. The e-mail from the Wholesale Scheduler will request that you provide the assigned Closer with:

  1. Settlement Agent Contact Information
  2. Settlement Agent email address on where documents should be sent
  3. All Invoices pertaining to this closing
  4. Copy Of Proposed Deed, to ensure the vesting on final documents generated are accurate

The Closer is responsible to communicate to the broker and the closing agent. They will send:

  1. An email with the closing package to title/escrow
  2. An email confirming they have received closing docs, along with additional docs for closing

Important

  • AFR Closer will provide the Final CD (Closing Disclosure) to be signed at closing
  • All purchases and/or refinances are required to be at title/escrow company within one day prior to the day of the scheduled loan date.
  • Broker demand and/or fee sheets are not required.
  • Closing docs and final CD are drawn off of all invoices provided that have been submitted to the Account Manager prior to the Clear-to-Close being issued.
  • All escrow state closings are required to have:
    • the closing package returned to AFR prior to funding, and
    • an e-mail confirmation from the escrow officer to confirm the date that the mortgage is ready to be recorded and funds are ready to be disbursed prior to releasing the wire.
