Appraisal Logging
A case number is tied to the subject property and is good for 6 months w/out activity. The case number will eventually expire on its own after it reaches 6 months of age w/out activity.
Appraisals are good for 120 days-and-IF they are logged and IF120 days pass w/out closing the loan, the case number becomes obsolete. FHA will not systematically cancel a case number when an appraisal has been logged; a written request to cancel the case number must be submitted to the appropriate HOC.
A new case number cannot be assigned until the first case number has been cancelled (FHA will see the new request as a duplicate address & close out the request)
An appraisal cannot be assigned/performed prior to the date a case number is assigned; therefore, NO appraisal is to be ordered without an active case number that is moving forward with your loan.
